Breckenridge Real Estate Market Update: Third Quarter 2025


Breckenridge continues to show resilience and balance as we move through 2025. After a first half defined by rising inventory and slower buyer activity, the summer selling season closed on an encouraging note with sales volume increasing compared to the same period in 2024. Both buyers and sellers are finding new opportunities in this evolving market.


Market Overview


While some resort towns across the Rockies are experiencing sharper corrections, Breckenridge’s market remains steady. Inventory growth has been moderate, and well-positioned homes continue to command strong attention from buyers. Sellers who adjusted pricing early in the year and presented their properties well achieved results on par with or slightly above last year’s levels.


Buyers, meanwhile, have enjoyed a rare window of selectivity. For the first time since the pre-Covid market, they’ve had room to negotiate and compare options across property types — especially in the condo and duplex segments, where activity surged in the third quarter.


Key Third-Quarter 2025 Highlights






Breckenridge Single-Family Homes: Average sale price held at $2.95M, with sales volume up 13.7 year over year.






Breckenridge Condos: Sales jumped 33, and the average price was $997,896, up 0.41 YOY showing stabilized prices yes still offering excellent value for buyers seeking convenience and rental potential.






Breckenridge Duplexes: Up 33 in sales with a 6.5 price increase, averaging $2.46M — one of the strongest segments this quarter.






Breckenridge Townhomes: Inventory rose significantly, creating opportunity for buyers, while average prices remained near $1.55M.






Summit County Land Sales: Volume is down -37.9 year over year, though pricing continues to climb with a 7.97 YOY appreciation.






Overall, Breckenridge’s average prices remain stable to slightly positive, supported by steady buyer interest and limited new development.


Luxury Market Snapshot


Luxury real estate continues to define Breckenridge’s reputation as one of Colorado’s most desirable second-home destinations. Summit County saw 21 sales between $4M–$6M, with active demand extending into the $8M+ range. Victory Ridge Slopeside Homesites stand out as a national rarity — true ski-in/ski-out vacant land — with recent sales ranging from $5.2M to $8.9M and completed homes projected between $15M and $20M+.


This level of activity underscores the ongoing evolution of Breckenridge as a luxury mountain community where lifestyle and investment value align.

Race of the Santas &amp; Lighting of Breckenridge
